Oyster Harbor Village

Proposed Development - Oyster Harbor Village on the west side of Quinnipiac River, comprised of 62,300 square feet of land with 500 linear feet of waterfront on 185, 195, 201, 212, and 213 Front Street.

Studies completed and permits obtained to date:

Environmental Studies Phase I, II, and partial Phase III have been completed with a summary clean-up plan. A Brownfield grant of $1,000,000 has been awarded by the State of Connecticut. Contracts with the state have been signed, and site remediation work is set to commence imminently.

A seawall permit from DEEP and the Army Corps of Engineers for a 480-foot-long seawall with a 6-foot-wide public pedestrian promenade overlooking the River, two transient docks, a 400-foot-long, 8-foot-wide floating dock, and 4 connecting ramps has been obtained.

Senior Retirement Residences — 201 and 213 Front Street

Completed is schematic design and design development and the site plan including the following facilities: 2 senior retirement residential complexes on 201 and 213 Front Street totaling 52,000 square feet of building. The 201 Front Street complex provides 35 diversified senior retirement residences comprised of studios, one and two bedrooms on three floors above the ground floor with direct waterfront exposure for the majority of the units, waterfront access, and the penthouse floor. The 213 Front Street complex comprises 32 senior retirement residences. Most penthouse units have very large terraces overlooking the River and public gathering spaces. Each penthouse floor provides for 900 square feet of public terrace gardens overlooking the water for the complex's residents' use. The buildings are all designed and spaced from each other by at least 60-70 linear feet to allow continuous vistas to the River from Front Street.

Residents of these 67 units will have transient boating facilities available, as well as a walking promenade connecting the residents to parking, other buildings, waterfront, community park, shopping, restaurants, bar, coffee shop, soup and sandwich kiosk, specialty stores, entertainment, workshops, rehabs and spa facilities through the services of gazebo, pergolas and promenades. There are 35 parking spaces provided for the residents and their guests.

Artist Living — 212 Front Street

212 Front Street is designed over 6,500 square feet over 3 floors above the reception level on the Front Street access. The plan provides for 8 artist living units comprised of studios, one bedroom, and two bedroom units, with the majority of rooms featuring balconies on the upper floors. A full sunroom and public gathering space is provided on the rooftop. There are 5 parking spaces allocated for the artist living complex.

Central Facilities & Wellness Center — 213 Front Street

Over 213 Front Street, design development is completed for the central facilities, wellness center, entertainment, shops, and restaurants with a total of 17,800 square feet of building over 3 floors, plus rooftop restaurants. Twenty parking spaces are provided for this center.

The first floor provides a New England seafood and grill restaurant, coffee shop with soup and sandwiches, oyster bar and specialty store. Access to the walking promenade, waterfront, docks to boating facilities are emphasized such as a public plaza, gazebo to all welcomes the residents and visitors to the transient boating, into very vibrant public promenade space. The goal is to increase water transportation as an artery means of connecting people to places throughout the plan. The second floor of the center provides a series of services and accommodations to the senior living and visiting the center, multi-function room for movies and performances, game room, reading library, sunroom, gym/spa, arts and crafts, woodworking and beauty and rehab shop and small business center. The third floor includes additional accommodations overlooking the water and a multi-function room. The top floor provides for a roof top restaurant and piano bar with outside terrace seating with water views. This complex welcomes families and visitors of the seniors in the complex and the nearby similar facilities to visit.
